No parties, events, or gatherings. - Parties, events, large gatherings, open-invite gatherings, disruptive gatherings, celebrations, business events, commercial activity, photo/video shoots, paid services, classes, cosmetic services, medical or aesthetic services, and unauthorized visitors are strictly prohibited. - The property is provided for residential lodging use only. It may not be used for parties, events, business operations, paid services, treatments, procedures, classes, meetings, or gatherings of any kind without prior written approval from the host. Registered guests only and ID verification. - Only guests listed on the reservation are permitted on the property unless approved in advance by the host in writing. This applies to overnight guests, daytime visitors, and anyone accessing the home, yard, driveway, or any other part of the property. - For safety, security, insurance, occupancy verification, fraud prevention, and house-rule enforcement purposes, all adult guests may be required to provide a valid government-issued photo ID before check-in. Access instructions and codes may be withheld until all required guest information and ID verification are completed. - The guest count on the reservation must accurately reflect all people who will access or use the property. Guests may not invite additional people to the property without prior written approval from the host. - Each unapproved or unregistered guest or visitor may result in a $100 fee per person, per occurrence, plus any additional cleaning, repair, damage, security, or administrative costs caused by the violation. This fee applies whether the person stays overnight or is only present temporarily at the property. - Unauthorized guests, visitors, parties, gatherings, or events may result in immediate cancellation or termination of the reservation without refund. Maximum occupancy. - The property may not exceed the approved guest count or maximum occupancy at any time. Any request to add guests must be approved in writing before the additional guest or visitor arrives. Quiet hours: 10:00 PM to 8:00 AM. - Please be respectful of our neighbors. Quiet hours are from 10:00 PM to 8:00 AM. - No loud music, excessive noise, yelling, outdoor conversations or music, deck use that disturbs neighbors, or disruptive behavior is permitted during quiet hours. - Excessive noise, neighbor complaints, police involvement, unauthorized guests, or violation of quiet hours may result in immediate cancellation or termination of the reservation without refund. Pets. - Pets are permitted only if included in the reservation and approved in advance. Pets may not be left unattended in the home unless they are securely crated. Guests must supply their own crate. - Guests are responsible for any damage, extra cleaning, odors, stains, excessive barking, waste, or disturbances caused by their pets. Pet waste must be cleaned up immediately, bagged, and disposed of properly. - Excessive barking, pet-related damage, failure to clean up after pets, or neighbor complaints related to pets may result in additional charges and/or cancellation of the stay without refund. Restricted areas. - Guests have access only to the approved guest areas, including the private downstairs rental unit, the designated yard area, and the designated driveway parking area. - The basement is not part of the rental unit and is strictly off limits to guests. Locked closets, owner storage areas, utility areas, mechanical areas, maintenance areas, and any other locked, marked, or restricted spaces are also strictly off limits. - Guests may not enter, open, access, tamper with, or attempt to access any restricted area, lock, door, camera, utility, electrical panel, plumbing, storage area, mechanical system, or non-guest space. - Unauthorized access to restricted areas may result in immediate cancellation or termination of the reservation without refund, plus charges for any damage, security concerns, missing items, required service calls, or other costs caused by the violation. Security and monitoring disclosure. - For safety, security, and property protection purposes, exterior areas and restricted non-guest areas, including the restricted basement area/access, are monitored by disclosed video surveillance. - There are NO cameras inside the private downstairs rental unit, bedrooms, bathroom, sleeping areas, or private guest living spaces. - Guests may not cover, disable, move, unplug, tamper with, or interfere with any security camera, smart lock, Wi-Fi equipment, noise monitor, or other property safety, access, or security device. No smoking, vaping, marijuana, or drug use anywhere on the property. - Smoking, vaping, e-cigarettes, marijuana/cannabis use, illegal drug use, and burning candles, incense, or similar products are strictly prohibited anywhere on the property, including inside the home, the yard, the driveway, decks, basement/restricted areas, and all exterior areas. - Any evidence of smoking, vaping, marijuana/cannabis use, illegal drug use, drug paraphernalia, needles, sharps, medical waste, hazardous materials, biohazards, or improper disposal of unsafe materials may result in a minimum $500 additional cleaning, safety, and remediation charge, plus any additional costs for professional cleaning, deodorizing, disposal, repairs, replacement of damaged items, security response, service calls, or lost revenue caused by the violation. No illegal activity, hazardous materials, or improper disposal. - Illegal activity, illegal drugs, hazardous substances, biohazards, improper disposal of needles or sharps, drug-related materials, and disposal of unsafe materials in household trash are strictly prohibited. - Any needles, sharps, medical waste, hazardous materials, or biohazardous items found in the home, trash, yard, driveway, or anywhere on the property may result in additional cleaning, disposal, safety, and damage charges. Respect the home and property. - Please treat the home, furnishings, appliances, amenities, yard, driveway, and neighborhood with care. Guests are responsible for damage, missing items, excessive cleaning, misuse of amenities, or violations of these house rules. Report issues promptly. - Please notify us right away if anything is damaged, broken, leaking, not working properly, or if you have any questions during your stay. Prompt notice helps us fix issues quickly and protect the home for future guests. We’re only about a half-mile walk to the Quincy Adams Red Line station, which takes you directly into downtown Boston in around 20 minutes. Spend the day exploring Faneuil Hall, Fenway Park, China Town, or the North End, where you’ll find some of the best Italian food in the city. Here in Quincy, there’s plenty to enjoy right nearby. Start your morning with a cozy breakfast at Granite Street Café, then grab dinner or drinks at Mason’s Steakhouse or Liberty Tavern in Quincy Center. If you’re looking to get outside, Merrymount Beach is just 2–3 miles away, offering calm shoreline views and gentle sea breezes. A short drive away, Webb Memorial Park in Weymouth is one of our favorite spots for a peaceful walk along the ocean, it’s especially beautiful at sunrise or sunset, with panoramic views of the Boston skyline. For a change of pace, head to the nearby Blue Hills Reservation for miles of hiking trails and sweeping hilltop views of the city. Whether you’re here for work or a weekend getaway, our neighborhood offers the best of both worlds, a peaceful home base with quick access to Boston’s excitement, coastal scenery, and classic New England charm.
Guest Access
Guests have access to the full private downstairs unit, the private fenced backyard, and the designated driveway parking area. The basement is strictly off limits to guests. It is used for owner storage, utilities, and maintenance access only. For safety and security reasons, guests may not enter, open, access, or tamper with the basement door, locks, utilities, storage areas, or any restricted/non-guest spaces. The restricted basement access area is monitored by disclosed video surveillance for security and property protection. There are no cameras inside the guest living space, bedrooms, bathroom, or any private guest areas.
